Passing Trade

I am looking for guidance with the view to renting a lockup shop.Do you think that passing trade and competetion has got to be one of the main citerea for locating a premises.Getting a business especially in a prime spot seems to be an expensive option, if we can provide a good service and specialise more is it a viable option to be out of town a little.
You see so many businesses open and very quickly close, we want to do our best to avoid this, any advice would be brill.

When my previous boss decided to relocate she checked what was available then at different times on different days parked her car near premises and checked out footfall/traffic and costs within her budget it certainly worked for her as only 1 outlet proved suitable for her budget and turned out to be an excellent move as area had fairly good footfall/traffic and unknown to her at that time a lot of improvements were on the cards for the area and it turned into a brilliant move and business built up very quickly. Hi Rach, thanks good idea,we have looked at a property that is out of town, it has been a florist but has really run down.We are going to have another look ,as you say at a different time.
It's a bit daunting at the moment, but really want to set my daughters up in business

All the staff took turns on different days over 1 week early morning mid morning and afternoon we then got together and compared notes and our boss involved all of us in the decision of moving as I said it turned out to be a good move one business beside us said it would succeed as 1 GOOD florist opened a bad one fell by the wayside and it turned out to be true. Good Luck hope it works out for you as it was already a florist you may not have to much to do to get up and running again. Rach.

We searched our local area within a ten mile radius of where we live before settling into the position we got. We spent hours upon hours watching traffic different times of the day other florist shops going into all different types of shops asking if for sale. We put letters through every empty shop within the ten miles radius asking if the premises was for sale. It just happened to be our own town when we eventually saw the shop and position we wanted, everything was right gut reaction and chance plus knowing the market dont force it sit back a little if you can I know its hard when you are pushing to start up. Do a little market research why did the original florist shut down? ask a few questions.
